One agency shows studios, one and two bedroom homes of about 406 to 1,406 square feet, another mentions one to three bedroom layouts, and some marketing posts describe fully furnished apartments with floor to ceiling windows. Until official floor plans are released, these points are best treated as early indications rather than final specifications.

The developer matters a great deal when official numbers are still thin. Imtiaz Developments was founded in 2014 and is led by its CEO, Masih Imtiaz. One unusual detail is that the group handles design, construction, joinery, aluminium and glass work, property management and after sales service inside its own business, rather than relying entirely on outside firms. Its recent deliveries include Hyde Walk Residence in Jumeirah Garden City, completed in December 2025, and Beach Walk on Dubai Islands, completed in March 2026, which Imtiaz Developments reported as the first residential project finished on the islands. There is no metro station in the area, so most residents drive. As of September 2026, the developer had not released an official price list, payment plan or handover date. Since then, figures have started appearing on property portals, but they do not agree: one agency lists homes from about AED 679,000, another portal shows a launch price of about AED 2.6 million and early construction progress of around 5%, and one listing mentions a 50/50 plan. Buyers should confirm every number in the official sales documents and check the project in the Dubai REST app before paying.
