Inside the Vision Behind Salva at The Heights
Emaar planned this villa release around how a household actually spends its week, not around a showroom layout meant to impress for five minutes. This community sits within The Heights Country Club and Wellness, a new low density villa neighbourhood built around open green space rather than tightly packed streets.
Getting Around from The Heights
The community sits along Emirates Road in Dubailand, placing it within easy reach of both established districts and newer hubs nearby. Dubai Outlet Mall and The Valley are both under ten minutes away, while Academic City, Global Village and Villanova sit roughly fifteen to twenty minutes out for anyone running weekend errands or dropping children at school. Downtown Dubai, Dubai Hills Estate and Dubai International Airport remain within twenty to thirty five minutes, keeping the wider city close without living inside its daily traffic. That balance of space at home and reach across the city is rare for a villa community still this early in its development.
Villas Inside Salva at The Heights
The release covers three, four and five bedroom standalone villas, each built with generous plots rather than a shared wall on either side. Three bedroom villas start from around AED 6 million across roughly 3,340 square feet, four bedroom homes begin near AED 8.23 million over about 4,302 square feet, and five bedroom villas open from close to AED 11.3 million across around 5,884 square feet. Emaar arranged these homes in low density clusters so privacy stays intact even as the wider community fills in around them. Families choosing between bedroom counts get a genuine size jump at each tier rather than a marginal difference dressed up as a new category, and Emaar kept plot sizing consistent with the scale of each villa rather than shrinking outdoor space to fit more homes on the land.

A Wellness Led Master Plan
The Heights was designed around a central country club and wellness centre rather than treating fitness as a single small gym tucked into a corner. Cycling and jogging tracks run throughout the community's green corridors, connecting to landscaped parks, ponds and pocket gardens spread across more than a million square metres of open space. Swimming pools, sports courts and children's playgrounds sit within walking distance of most clusters, while retail outlets and dining options are planned into the same walkable stretches. Schools and community facilities round out the plan, aiming to keep daily life largely contained within the community rather than requiring a drive for every errand.
