Inside the Design Behind Mandarin Oriental Residences
Aldar Properties partnered with Mandarin Oriental Hotel Group to bring the brand's first residential address in the UAE to Saadiyat Island. Architecture firm Bjarke Ingels Group shaped the building as two stepped blocks rather than a single flat tower, giving most homes a private outdoor terrace instead of a standard balcony.
Near Saadiyat's Cultural Landmarks
This stretch of Saadiyat Cultural District sits close to Louvre Abu Dhabi and the Zayed National Museum, with several homes here looking directly onto the museum's water features rather than a neighbouring building. The upcoming Guggenheim Abu Dhabi adds a third major cultural institution to the same corner of the island, reinforcing Saadiyat's identity as a genuine arts district rather than a purely residential pocket. Mamsha Beach remains within easy reach for a walk along the sand, giving residents both culture and coastline within a short distance of home. That mix of museums, galleries and beach access is still uncommon on a single stretch of Abu Dhabi coastline.
Homes Inside Mandarin Oriental Residences
The collection totals 226 residences, running from one to four bedroom apartments through to five bedroom penthouses, with sizes spanning roughly 1,100 to nearly 21,800 square feet at the top end. Prices were introduced from around AED 6.2 million at launch, with current listings often quoted somewhat higher as availability has narrowed. Aldar Properties brought in New York based Lillian Wu Studio to handle interiors, pairing earthy wood tones with marble surfaces and handcrafted lighting rather than a generic luxury finish repeated across every unit. Aldar Properties also built every home around floor to ceiling glazing, keeping the stepped block design visible in how light moves through each layout rather than only from the outside.

Hotel Service Built Into Daily Life
Residents here get access to a spa run under the Mandarin Oriental name, alongside a dedicated cake shop carrying the same hospitality standard into daily errands. Swimming pools sit alongside direct beach access, while separate male and female salons cover grooming without a trip off the island. A private cinema and gaming room handle group entertainment, and co-working space gives residents a proper office setup without leaving the building. Squash courts, a private dining room and a residents' lounge round out the adult side of the amenity mix, while a kids' pool and dedicated kids' club keep younger residents covered separately. Pet grooming rooms are a small but telling detail, built for owners who would otherwise drive across the city for the same service.
