What Makes Mamsha Gardens a Different Kind of Launch
Aldar Properties introduced this collection as the first release under its upscale signature line, spreading 493 homes across roughly 2.5 million square feet of land on Saadiyat Island. That scale gives the community room to breathe, with landscaped grounds separating clusters of buildings rather than towers packed edge to edge.
Near Saadiyat Island's Cultural Landmarks
Mamsha Beach sits about five minutes away, giving residents a genuine stretch of sand within a short walk or drive rather than a distant weekend trip. Louvre Abu Dhabi and the Zayed National Museum are both around ten to fifteen minutes out, placing two of the region's best known cultural institutions well within easy reach. The upcoming Guggenheim Abu Dhabi adds a third major landmark to that same stretch of coastline, reinforcing Saadiyat Island's position as a cultural hub rather than a purely residential suburb. Schools, hospitals and shopping destinations sit around ten minutes away as well, covering daily needs without a long drive off the island.
Homes Inside Mamsha Gardens
The collection spans one bedroom apartments from 1,066 square feet through two bedroom homes at 2,099 square feet, with a larger 2,325 square foot variant that adds a maid's room and study. Three bedroom apartments reach 2,820 square feet, while two and three bedroom townhouses extend to 3,057 and 4,166 square feet respectively, each priced from around AED 3.1 million at entry level. Aldar Properties gave every unit its own bathroom per bedroom along with built in wardrobes and fully fitted kitchens, details that often get treated as upgrades elsewhere. Aldar Properties also carried a consistent design language across the whole community, pairing warm wood accents with a blue toned palette and double glazed windows that cut down on outside noise.

Amenities Built Around Family Life
Multiple swimming pools spread across the community, including an infinity edge pool alongside a separate pool for children. A fully equipped gym covers fitness without a drive elsewhere, while an in-house cinema and co-working spaces give residents options for both downtime and remote work days. Kids play areas sit apart from the barbecue stations and shaded seating, so families with young children and residents hosting a quiet evening outdoors are not competing for the same space. Retail outlets and cafes round out daily convenience, and each unit comes with its own private parking slot rather than a shared, first come arrangement.
