Emaar Ocean Star Mina Rashid A Quick Snapshot
Ocean Star is a two-tower launch inside Rashid Yachts & Marina, Dubai's rebranded yacht district. Emaar has planned 154 homes across 1 to 3 bedroom apartments, priced from AED 1.7 million with handover due in Q3 2028 on a 90/10 payment plan.
Apartment Layouts and Sizes at Emaar Ocean Star Mina Rashid
Units run from a 786 square foot one-bedroom apartment up to just over 2,000 square feet for the largest 3-bedroom layouts, spread across two towers rather than one dominant block. Every home gets at least one balcony or terrace along with a dressing room and laundry space, and 3-bedroom units add a separate utility room most 1 and 2-bedroom layouts skip. Storage throughout feels generous for a mid-rise launch, with built-in wardrobes standard across every bedroom. Panoramic windows face either the marina, the canal-shaped pool below or the internal gardens, and price per square foot sits close to AED 2,000 to AED 2,150 depending on floor and view.
Marina Amenities and Everyday Life at Ocean Star Mina Rashid
The signature feature here is a 1,640-foot canal-shaped pool running through the development, flanked by lush gardens and shaded seating rather than a single square pool deck. Residents also get indoor and outdoor gyms, kids' indoor and outdoor play areas, a multipurpose room, a MUGA sports court and BBQ space, plus a clinic built into the property itself and a school within walking distance. That combination of on-site healthcare and education is unusual for a project at this price point, and it's a detail families weighing this against other marina towers tend to ask about first.

Rashid Yachts & Marina: The District Around Emaar Ocean Star
The wider marina district covers roughly 6.8 million square feet along the Arabian Gulf, with 430 berths able to dock yachts up to 330 feet, a floating yacht club and the Queen Elizabeth 2 preserved as a floating hotel. Six interconnected parks link the residential clusters together, and several units at Ocean Star get a direct line of sight to Burj Khalifa across the water. The promenade's dining and retail mix keeps residents from needing a night out elsewhere, and Downtown Dubai and Dubai International Airport are both a short drive from the site.

Payment Plan and Investment Outlook for Emaar Ocean Star Mina Rashid
The 90/10 plan splits into 10% at booking, 80% during construction and 10% on handover in Q3 2028, keeping the early cash requirement lower than most ready-property purchases in this bracket. Any purchase qualifies buyers for a 2-year UAE residency visa, while spending AED 2 million or more opens eligibility for the 10-year Golden Visa with family sponsorship. Industry estimates put expected price growth at 15% to 20% by completion, driven largely by the marina's ongoing rebrand and the limited supply of only 154 units at this specific address.
