How DWTN Residences Turns 110 Floors Into a Ladder of Living
Most towers stack the same floor again and again. This one changes as it climbs. Deyaar planned a 445 metre tower with more than 110 floors, and each section is shaped around a different part of life, starting with everyday needs at the base and ending with quiet luxury near the sky.

From the Urban Oasis to the Summit Society
The idea behind the design comes from Maslow's hierarchy of needs, the well known model that moves from basic comfort up to personal fulfilment. At podium level sits the Urban Oasis, with landscaped outdoor spaces and vertical gardens. Dynamic Avenue follows with playrooms, kids' creative spaces, multi function lounges and social corners for families. Midway up, the Sensory Oasis brings floating gardens, air yoga zones, AI meditation pods, spa areas and fitness spaces. Around one hundred storeys up, the Summit Society offers dining concepts, private lounges, a grand screening room and a Legacy Lounge, while a residents' club adds AI powered workspaces, private executive pods and networking areas. One agency also describes a rooftop called Cloud Nine with an infinity pool, an observation deck and fine dining. A dramatic central slit in the architecture gives the tower its distinctive outline on the skyline.
Homes Stacked Inside DWTN Residences
Deyaar lists 522 residences in its launch announcement, spanning one, two and three bedroom apartments, duplexes, penthouses and a single Royal Palace at the very top, although one agency page shows a lower total of 432 units. Agency floor plans start at about 764 square feet for a one bedroom home and rise to roughly 18,330 square feet for the Royal Palace, with open plan layouts, private balconies and views toward Burj Khalifa, Downtown Dubai and the Arabian Gulf. Deyaar describes the project as its tallest and most ambitious to date, which says a lot from a developer that has been building in Dubai since 2002. Because the zones change with height, choosing a floor here is also choosing which shared spaces sit closest to your front door.

Next Door to the Metro
The tower sits within what the developer calls the golden triangle of Sheikh Zayed Road, Downtown Dubai and Business Bay, right beside Business Bay Metro Station, and some listings place the plot on the Business Bay side. The developer says Burj Khalifa, The Dubai Mall, Sheikh Zayed Road and the beach are only minutes away. Dubai traffic shifts through the day, so testing the commute at busy hours always gives the most honest answer.

Price, Payment Plan, Handover and Reaching Out
Agency pages list starting prices from around AED 1.86 million to AED 2 million for a one bedroom home, with penthouses and the Royal Palace priced far higher. The payment plan shown by agencies is 50/50, with 10% on booking, 40% across seven instalments during construction and 50% on handover. The developer's launch announcement gives completion in the fourth quarter of 2030, while some agency pages show the fourth quarter of 2029, so the date in the sales agreement is the one that counts. Autograph Realtors can share live availability, floor plans and the full payment schedule for this Downtown tower, so buyers can compare floors and zones with clear numbers in hand. Anyone who likes the idea of a home that changes character as it rises can get in touch at whatever pace suits them.
