Why Al Ghadeer Gardens 2 Arrived Sooner Than Planned
Second phases usually wait their turn. This one was pulled forward. Aldar sold every home in the first release of this townhouse and villa community in May 2026, and the response was strong enough that a follow up release was brought to market within weeks.
What the First Phase Revealed About Buyers
The numbers from the first release explain a lot about who this community suits. All 437 townhouses and villas sold at launch, bringing in more than AED 1 billion in sales. Around 83% of buyers were buying from the developer for the first time, and about 64% were expatriate residents or overseas buyers, with buyers from the UAE, India, China and Jordan among the most active. Many were drawn by family facilities, especially a new British curriculum school planned inside the community, and by easy access to jobs in both Abu Dhabi and Dubai. Aldar lists 391 units in total, made up of two, three and four bedroom townhouses and villas, with sizes from about 1,348 to 2,198 square feet. The project is under construction, and completion is listed for the fourth quarter of 2030. Aldar's own listing has at times shown only a handful of homes left, mostly four bedroom villas, so availability should be checked before planning a visit. For most families, the decision comes down to whether a townhouse with lower running costs or a standalone villa with more privacy fits daily life better.
