Branded residences usually pair a famous name with a developer most buyers have never heard of. This project is a good example. A design-focused developer from India is building a limited collection of waterfront homes on Al Marjan Island in Ras Al Khaimah, with a luxury jeweller guiding the look. Knowing who is actually building the tower matters as much as the name on it.

Mantra Properties was founded in 2007 and is based in Pune, India, where it built its name on design-focused residential projects rather than sheer volume. Its biggest move abroad is Jacob & Co. Residences by Mantra, a waterfront tower on Al Marjan Island that offers 223 limited-edition studios, one-bedroom, and two-bedroom homes. Jacob Arabo, the founder of Jacob & Co., guides the creative direction, and the curved glass facade, flowing terraces, and wide balconies borrow their shape from the brand's watches. Handover is scheduled for the fourth quarter of 2027. For the developer, this is the most significant project it has taken on in the region, and it shows in how much of the design leans on the partnership rather than on generic luxury styling.
Studios reach up to 420 square feet, one-bedroom homes go up to 821 square feet, and two-bedroom homes run from 1,010 to 1,410 square feet. Inside, buyers get floor-to-ceiling curved glass, Italian-crafted kitchens, stone bathrooms, and smart-home controls throughout. Shared spaces include a glass-bottom pool, a children's pool, a rooftop fitness club with a sauna, a meditation garden, and a residents' lounge with a golf simulator, supported by housekeeping, training, and daycare services. Al Hamra Mall and Al Hamra Golf Club sit within about ten minutes, RAK International Airport is also around ten minutes away, and Dubai is roughly an hour by road. For buyers sizing up the developer itself, this project is the clearest picture yet of what Mantra wants to build in the Gulf.
