October 2026 at a Glance

October was a steady, healthy month for Dubai property, with sales value rising and the ready market picking up pace. Here are the main numbers from Springfield’s DLD-based report:

  • Residential sales: AED 25.15 billion across 10,178 transactions

  • Growth in residential sales value: 12.4 percent month on month

  • Commercial sales: AED 7.49 billion across 1,076 transactions

  • Total property sales: AED 32.64 billion

Why Different Reports Show Different Totals

You may see slightly different October totals in other market updates. Projectory counted 9,999 home sales worth AED 21.27 billion, and Direct Deal UAE counted 9,504 residential sales worth AED 18.88 billion. Each tracker defines and groups transactions a little differently. All of them point the same way: a stable month with a stronger secondary market.

Off-Plan and Ready Homes in October

Both sides of the market stayed active, but buyers showed growing interest in homes they can move into straight away.

Off-Plan Still Leads

Off-plan property made up more than 62 percent of residential transactions, with 6,317 sales worth AED 13.33 billion. New launches and flexible payment plans continue to draw investors and first-time buyers.

Ready Homes Gain Momentum

The secondary market recorded AED 11.74 billion across 3,851 transactions. Sales value rose 10.82 percent and volume rose 9.28 percent on September. Projectory’s separate count shows a similar trend, with ready home sales up 13.8 percent.

What This Means for Buyers

More activity in ready homes usually means more choice for end users and quicker rental income for investors. It also points to steady confidence in established communities.

  • Locations in growth areas such as Dubai South, Majan, Motor City and Jebel Ali

  • Well-known developers with a track record of launches

What to Expect Next

With more homes being completed across Dubai, buyers have a wider choice of ready and off-plan options. Location, build quality, developer track record and realistic pricing are becoming the main factors that decide which projects sell fastest.

Tips for Buyers and Investors

  • Compare median prices in the project you like against nearby launches

  • Check the developer’s delivery record before committing to off-plan

  • Look at ready homes if you want rental income sooner

  • Factor in the 4 percent Dubai Land Department transfer fee and service charges
